Using our CLASSIC.COM Market Benchmark*, we’ve analyzed over 6,000 individual markets** to pinpoint the top Growing and Slowing Markets so far in 2024 across three distinct value tiers: Over $500K, Between $100K-500K, and Under $100K. To qualify for this list, a market must have more than one sold listing between January-June 2024.

Despite overall stability, there is a clear trend of decreasing values in this tier. Analyzing 750 markets with at least five sales each, the average six-month growth figure stands at -2%. Of these, 180 markets have shown growth, while the remaining 570 (75%) reflect a lower CMB compared to early 2024.
Conversely, the top 100 growing markets in this value tier have seen an average increase of 9% so far this year. The leading market surged by 46%, and the 100th market grew by 4%. However, sustained growth over the past 18 months has been rare. Only seven markets have experienced continuous growth since January 2023, and another 16 have shown growth since mid-2023, representing just one-sixth of the total growing markets.
Recovering markets are also a significant part of this list: 21 markets featured in the top 100 for growth currently have benchmark values below January 2023 levels. More notably, four markets still have values below their June 2023 levels, indicating ongoing market dynamics that are contributing to value recovery.
